In my opinion, these are the points that need to come together for successful purchase and mortgage loan final approval to close your home purchase at the title company:

FIRST STEP IS TO  GET A MORTGAGE LOAN PRE-QUALIFICATION LETTER TO DETERMINE IF CREDIT IMPROVEMENT IS NECESSARY, ARE THERE OTHER ISSUES TO CORRECT, ARE THERE MORTGAGE LOAN OPTIONS YOU DO NOT KNOW ABOUT, AND THE REALISTIC RANGE OF HOMES THAT MAYBE PURCHASED.  FIND A HOME.

1. You have to see yourselves as buyers living there.
2. The Purchase Price needs to be at our under your mortgage loan pre- approval.
3. Seller is willing to pay for all closing costs, lender fees, future annual home insurance premiums, any repairs the appraiser requires, and any safety items repaired and paid for by the seller. GRANTS or NO COST SILENT SECOND MORTGAGES MAYBE ALSO AVAILABLE TO HELP YOU!
4. Title policy shows the seller's have a clear title to sell the home.
5. Buyers to complete all mortgage loan requirements before closing.
6. Home appraises for the purchase price or more.
7. Location survey to know what the buyer is purchasing.

I may have missed some, but it is alot to consider in deciding which home to purchase.
